East Newark built most of its residential stock between 1910 and 1960. Two-family homes and pre-war colonials dominate Sherman Avenue and Central Avenue blocks. Post-war capes and ranches fill Adams Street section on lots where neighbor walls sit a few feet apart.

What is on those walls now is rarely one layer. Wood clapboard went up first, aluminum followed in the 1960s and 70s, and vinyl from the 1980s and 90s sits on top on many jobs. When we open a wall at the estimate, we find skipped housewrap, rotted sheathing at window corners, and corner caps that were never meant to last this long. River-adjacent blocks add moisture at roof-to-wall junctions that interior streets do not see. The number we write accounts for what we find, not what it looks like from the curb.

Today's insulated lap and trim accessories are a different product than first-generation vinyl. Better panels, sealed openings at every window and door, and real corner posts on two-story walls where wind loads matter. Most two-family jobs here take a 4-inch or 4.5-inch insulated lap. We document wall conditions at the estimate so nothing is added after the first panel comes off.
